It starts with the number of houses available for sale. The latest market report from the San Antonio Board of Realtors (SABOR) shows housing supply is still pretty low, yet slightly increasing.\u00a0Today, we have a 1.7-month supply\u00a0of homes at the current sales pace. Historically, a\u00a06-month supply is necessary for a \u2018normal\u2019 or \u2018neutral\u2019 market\u00a0in which there are enough homes available for active buyers\u00a0(see graph below): When the\u00a0supply of houses\u00a0for sale is as low as it is right now, it\u2019s much harder for buyers to find homes to purchase. That creates increased competition among purchasers which leads to more bidding wars. And if buyers know they may be entering a bidding war, they\u2019re going to do\u00a0their best\u00a0to submit a very\u00a0attractive offer. As this happens,\u00a0home prices rise, and\u00a0sellers<\/a>\u00a0are in the best position to negotiate deals that meet their\u00a0ideal terms.<\/p>\n\n\n\n

Right now, there are many buyers who are ready, willing, and able to purchase a home. Low\u00a0mortgage rates<\/a>\u00a0and the ongoing rise in remote work have prompted buyers to think differently about where they live \u2013 and they\u2019re taking action. If you put your house on\u00a0the market\u00a0while supply is still low, it will likely get a lot of attention from competitive buyers.<\/p>\n\n\n\n
